Stale Real Estate Listings? Not In Verona

A national real estate brokerage tried to make news this week by claiming that 61.9% of homes that were on the market in May had been listed for at least 30 days without going under contract. Redfin said that was up from 60% in May 2023 and roughly 50% two years earlier.

But don’t look for the stale listing trend here. According to Josh Jacobs of Hearth Realty Group, Verona listings were on the market for only 18 days in April 2024, down from 22 days in April 2023. And Verona homes continue to close at prices above their listing: 2.6% higher in April, and 5.6% higher in the first four months of the year.

What’s driving the counter-trend? A lack of homes for sale. There were 12 new Verona listings in April 2024, down from 14 for the same period in 2023. For the first four months of the year, new listings fell 21.3%, to 37 from 47 for the like year-earlier period.

This is the time of year when, traditionally, more Verona homes are listed for sale. Verona families used to mark the high school graduation of their last child by putting the house on the market and moving out. Verona High School’s graduation is this coming Wednesday, so we’ll see if pattern holds in the weeks ahead. For this weekend, there are only 4 new listings, 4 open houses, and one listing with a lower price.
