Real Estate Goes Condo

The Claridge’s outdoor pool.

The standard view of real estate markets like Verona is one of single-family homes with tidy yards. We’ve got those, but listings for them have been in ever shorter supply as the real estate trend swung from a buyer’s market to a seller-dominated one.

The 604 apartments in the two Claridge towers provide a drop of condominium listings however. Built in 1965 and 1976, the two buildings on Verona’s eastern ridge contain fairly large apartments in configurations from one-bed, one-bath units to spacious penthouses, with outdoor amenities like a pool, putting green and tennis courts. The two buildings even became their own polling place in April, after decades of voting at Laning Avenue elementary school.

Of the six new listings this weekend, three are for Claridge condos. Don’t look for them under the open houses, however; that’s not allowed under the towers’ bylaws. Here’s what else is happening, from lowest priced to highest in each category:

349 Bloomfield Avenue #1: 1 bed, 1 bath condo. Updated bath, close to Verona Park, NYC bus. $175,000.

1 Claridge Drive Unit 121: 1 bed, 1 1/2 bath condo in full-service high-rise building. Updated kitchen, baths. $209,900.

41 Mountain Road: 1 beds, 1 1/2 baths. Center hall colonial. $399,900.

2 Claridge Drive #11NE: 2 bed, 2 bath condo in full-service high-rise building. Manhattan views. $539,000.

40 Floyd Road: 3 beds, 2 baths. Finished basement. $575,000.

9 Beechwood Road: 3 beds, 2 1/2 baths. Open floor plan, finished attic. $499,000. Open house Sunday, 2 to 4 p.m.

152 Sunset Avenue: 4 beds, 2 1/2 baths. Open floor plan, original woodwork, wooded backyard. $499,000. Open house Sunday, 2 to 4 p.m.
