Normally, the weekend real estate column is all about Verona’s residential real estate. But today, we’ve got to start with commercial property because there are two significant listings, one for rent and one for sale.

Rental first: The former site of Gemmel’s Dry Cleaning, which has been vacant for much of the last decade, has been listed for rent. The space at 700 Bloomfield Avenue has 47 feet of frontage on Bloomfield Avenue and 15 parking spaces behind on Rockland Terrace. Oh, and it’s right next to Ariane Kitchen & Bar. The catch? The rent isn’t specified in the listing, which is at Sabre Real Estate.

The property for sale is at the opposite end of Verona at 200 Bloomfield Avenue. The 1.5 acre listing actually includes both 200 and 176 Bloomfield Avenue, which were the properties that went through three years of hearings before Verona zoning officials before a redevelopment plan was approved in June 2015. The properties, which were purchased by DMH2 LLC for a combined $375,000 in 2012, have now been listed for $3.7 million. That’s also significantly more than their assessed value, which is now $275,600 for 176 Bloomfield Avenue and $199,400 for 200 Bloomfield Avenue proper. (The assessments had stood at a combined $769,200 before they were reduced by the Township of Verona in 2013.)

Both of the DMH2 properties are in arrears on taxes. At 200 Bloomfield Avenue, the total is $12,993.69 according to township records. At 176 Bloomfield, the unpaid tab is $18,128.99. The township records list both properties as being in tax sale.

Directly across the street from the combined 200 and 176 Bloomfield Avenue is an almost similarly sized parcel assembled by D&R Verona around the former Annin Flag building. That site, which includes the original Verona Inn property, was purchased for just over $3.4 million according to state tax records and has a combined assessed valued of nearly $2.2 million. D&R Verona intends to redevelop the flag factory into apartments and add a nearly identical apartment building to the site. One other point of reference: 166 Bloomfield Avenue, a small office building that is directly east of the DMH2 site, has been listed for sale for $675,000.
